TENANCY AGREEMENT
THIS TENANCY AGREEMENT is entered at Karachi
this 13th day of July _______.
By and
Between
Mr. ________________________, Muslim, Adult Holding CNIC No. ______________________, Resident of
House No. __________________, Karachi (hereinafter referred to as the Land Lord
of the of the one part)
And
Mr. _______________ S/o. _______________, Muslim, Adult Holding CNIC #.
_______________, Resident of Flat No. _______________, Karachi (hereinafter
referred to as the Tenant of the other part)
WHEREAS
a) The above mentioned landlord is the absolute owner of piece and
parcel of land bearing Shop No. ____, Ground Floor, _____,
Karachi.
b) The Tenant has approached the landlord with a request to allow the
tenant to occupy and use the said Shop for carrying in his Foot wear/Shoe Business,
on leave and license on tenancy basis for the period of 11 months.
c) The landlord has agreed to grant leave and license on tenancy basis
to the tenant to occupy and use the said Shop on the following term and
conditions agreed to between the parties hereto:
NOW IT IS AGREED BY AND BETWEEN THE PARTIES HERE
TO AS FOLLOWS:
1.
The landlord hereby grants leave and license on
tenancy basis to the tenant occupy and use the said shop for a period of eleven
month commencing from 13th day of July ______.
2.
The tenant has paid/deposited a sum of Rs. ____,000/-
(______Thousand only) as surety/deposit/advance of the said shop.
3.
That the rent of the said shop shall be a sum of
Rs. ___,000/- (_____ Thousand only) per month, excluding Electricity,
telephone, maintenance charges and rent will be increase 10% after every
renewal of this agreement.
4.
That the second party shall use the said
premises exclusively for Foot wear/Shoe Business and will not store any
hazardous article, which may exclusive.
5.
That the fixed deposit shall be refund to the tenant
at the time of handing over vacant possession of the said shop by deduction
dues or arrears if any on account of wear and tear or any damage of loss to
said shop.
6.
That the Electricity, telephone, maintenance
charges shall be paid regularly by the tenant every month without fail and paid
vouchers will be produce to the landlord.
7.
That the tenant shall not sub-let the said shop
thereof to anybody else under any circumstances.
8.
That the tenant shall not make any kind of
addition, alteration or change in present structure of the shop.
9.
That the tenant shall remain valid for the
period of 11 months commencing from 13-07-2012 and expiring on 13-06-2013 or
unless it is dissolved.
10.
That this is subject to renewal with consent of
both parties of not the tenant shall have to vacate and handover possession of
the said shop to the landlord.
11.
That
both the parties shall give one month period in written notice to get the said
shop vacate.
12.
That if the tenant fails to pay the monthly rent
for consecutive period of two months the landlord shall entitled to eject the
tenant by serving a period notice of one month on the tenant.
13.
That the tenant shall pay monthly rent by the 15th
day of every English calendar month positively.
In
witnesses whereof both the parties have here up the set and subscribed their
respective hands to this agreement at Karachi on the day, moth and year above
mentioned.
